Hello,I’m looking for guidance on if a 1031 exchange is applicable in my situation.I currently own a single family rental property that I’m planning on selling.

To simplify the existing lease I thought about asking the tenant if they would be ok modifying the addendums to get rid of the resident benefit package and the building protection plan.

@Jordan Kaylor   Would your plan be to buy properties that needed work to force appreciation? 

You need to make a written plan with him to get this over the finish line, with cost estimates.

I'm currently working with an estate planning attorney and she said she said we could put the LLC in the Trust but said she was not the best person to advise on the pros and cons of that and that we should talk to a business law attorney.

If you can answer these types of questions you will know what is important as you game plan for the next 10 years.
