Yes i am in the Bronx market and looking into closing on a 2-4 family unit property. i am currently looking into different methods of creatively funding the deal and looking into partnerships to create capital. .

When realtors who also want to be creative financing gurus start giving awful advice.

Cashflow is hard here but with STR and creativity it's possible, and the appreciation makes it worth it in my opinion.

The SubTo community has become bro-fueled tupperware sales and Acme/Avon downlines.Anything creative is best done with complete transparency and the entire premise of SubTo is not transparent.

Personally, I’ve been looking for ways to align creativity with the numbers, whether that’s finding undervalued properties, building relationships with local agents, or pivoting to new strategies.
