Basically you don't want any cross contamination from the sampler or anything else that would give you a positive test (bad).Hope this helps!

I'm guessing if it was treated, it would have been corrected or at least I would have been alerted of any problems during the treatment, thus avoiding the current issue I'm having with pest contaminants in everything including ducting.

In addition, any real estate attorney worth his price will advise the buyers not to purchase the property until the tank is removed and state certification has been received proving that there is no underground contamination.

Infected or (black) water combined with time and high temps brings about a contamination issue. 

I've seen people who have bought properties with net negative values due to soil and groundwater contamination.
