Initially, our plan was to fix the drywall leaks, clean out the property, and relist it for a small profit.

He ensured that the structure, HVAC, plumbing, and electricity were well-maintained, and rarely had anyone coming in for maintenance fixes.

It was high rent, low entry point area but within 6 months I dealt with an eviction and electrical issues.

Good afternoon, I currently live in the UK in a property owned here with my partner, I have two properties in WA- One is a long term rental property with no mortgage that I inherited in 2020 and the other is currently used as an AirBnb with a mortgage that I am still paying and have been for the past 4 years.I am looking to sell the house that has no mortgage however we have to wait untill June for the tenants to move out and it is unlikely that it will sell before then as it needs some work done to clean it up for listing.What are my options currently?

These days as you mention with STR almost everything can be handled remotely...cleaning, painting, locksmith, yard care, even drive by pictures of the house occasionally or internal pictures too. 

A few public projects have cleaned this up but the area has never prospered since.

Starting with your wife and possibly your kids depending on age (for example, they can help clean between tenants, this starts  their education [Check with your accountant because you may be able to pay your kids and take a deduction].- - While you will do the lion share, can you take advantage of your wife's talents and availability?

The current owner bought it for $30K and I know they had to clean up a lot of title work and started doing repairs. 

Thank you for your input.Keep a cheat sheet for your property(ies) with color brand/codes for each room and common info needed such as appliance info, fridge opening HxW, etc...Paint should be standard sets of colors for all the properties you have.Flat means hard to clean, repaint it all.

I can see when they're cleaning the pool, cutting the grass, servicing the HVAC unit outside, etc.
