You can use a bank statement program, (1 year 1099) and depending on your schedule E or how you show your passive income or Schedule C depending on business tenure you can use just one.  

I've actually pulled the plug on investing to focus on our general contracting business because investing was more of a distraction.

What made you interested in investing in this type of deal?

I want enough money coming in so the business can sustain itself when issues occur with maintenance or vacancy.If you wanted to do this with only 20% down ($46,000), which is all you need for a conventional loan, here is how the calculations change.Total mortgage + escrow $1,493.33 per month with cashflow reduced to $306.67 per month.I prefer to overestimate purchase price, interest rates, and homeowners’ insurance to be conservative.

Also, the business case was much stronger than any LP deal I've done.

My goal is to help people invest in properties and grow my business, but as a beginner, I'd love some advice on getting my foot in the door.
