Once I received the lease today,  I did a quick google search on the names and found out within 30 seconds that the 25 yr old one has 20 open warrants for things like possession with intent to sell, burglary, drunk driving and so on over a 5 year period.

However, if they announce they are breaking the lease due to an issue that is not my own negligence (a house burglary in this instance), do the other landlords on here typically have this fee spelled out in the lease? 

For example upward trend of burglary, shootings, drugs, car jacking, homicide,etc. 

But if you like street bums, burglaries, high violent crime, meth addicts and schizophrenic roaming the streets, deficating and shooting up in public then knock yourself out.  

So far, tenants have no problem getting it, but I haven't really checked up on them, but I haven't had any claims for years.Besides the tenant I had with the flood, there's another with a burglary that threatened a claim against us.

Even if you don't want it for the burglary portion, I would highly recommend that you protect your investment by having fire monitoring (most companies don't provide stand alone fire, you have to have it with burglary protection).

A simple search of the county clerk website came up with the following convictions between them: rape, burglary, aggravated robbery, assault, and fraud.

Instead of cattle rustling we have lots of burglaries. 

Any psychopath that is willing to come reenter a unit they no longer live in - risking getting shot or going to jail for burglary in the process - does not give a damn about a key.

Also, when you post all of the pictures on line, it makes it easy for criminals to plan burglaries and yes, that does happen.
