What you would presumably do is find land, buy it, ask for a construction permit, hire an architect to make plans and hire a builder (the developer) for the construction.

It is improving, meaning sellers and builders are facing a little more competition, but there is still a shortage of housing units in the region. 3) Rental prices are strong and single family homes and townhouses rent very quickly.

I know a lot of builders up there, but not very experienced with the flipping model.

I work with several builders around the Dallas and North Texas markets.

Note that I am also a real estate agent as well as an investor/builder/developer, so I have multiple ways to monetize a postcard response. 

For us in the PDX market we saw a little slow down in the fall but thats pretty much normal but the bigger builders are still buying land and still building at a pretty good clip..

I am an active builder in downtown Charleston SC and talk about small lots and roads only 20 feet wide logistics to build are brutual..

But when you are really ready to get going, you would engage a civil engineer and/or an architec, and eventually a general contractor/builder.

Just keep in mind for those high production agents....the builders who treat agents well, those agents treat the builders well right back.
