So, if you are serious pay it, if not or if it's not a good deal don't waste your money.If I were a seller in a hurry to sell and it was costing me $XXX per day while someone had it tied up while they shopped a buyer I would want assurances they were going to close and  one way is by having a nonrefundable fee.

Nothing worse then to have to explain to a seller your property is worth xxx dollars in your area, that other property is a flip that is over priced and that's why its on the market for 200+ days

Every three or six months there's magically a seasoned 25% down plus needed PITI reserves, ready for the next purchase, sitting in a plain old boring Wells Fargo checking account without a lot of activity on those two months of bank statements I ask for.They write offers that end in 888, or want me to tweak their loan amount down so the base loan amount is $XXX,888.

and you already have copies of the leases, I would:-make sure you get adjustment at closing for full partial month's rent from seller (it doesn't matter if tenants are on time, seller owes buyer rent due buyer for stub of month, unless you close on the last day of the month)-give all tenants a 'hello, I'm the new landlord' letter - note where to send payment and what the payment terms are ("according to your lease, your rent of $xxx is due each month on the first; if payment is not received by the xth a late fee of y will apply")-pursue nonpayment eviction against anyone who doesn't pay on time.
