FYI we've moved almost every year because each of our rentals got sold so my husband said the same thing, we're getting movers from now on haha

I've been looking north of the city a bit but have recently been turned on to neighborhoods south of Seattle and even into Tacoma. 

I am a newer investors in Tacoma, Wa and i am interested in approaching motivated sellers with a Master Lease Option but I have concerns about them backing out/not selling.I would want an attorney but even if all paperwork is order is there any gaurantee that I can buy it if I choose?

To your question about the vehicle: I personally have a paid Toyota Tacoma that I bought for $4K my senior year in college that has been very dependable (I personally have put over 35K miles on it).

At present it’s a mess, but I had documented it with before and after photos.Anyways my fiancé and I went over yesterday to make sure the tenant was on track to turn in the keys today and they told me they were actually planning on leaving Monday because they couldn’t get movers!

What you can do is hire movers and move their stuff to a storage with 3 months pay for rent.

At this point there is a massive area of cleared land and a gang of earth-mover tractors and a few of the construction company signs visible.I can't really estimate the size of the clearing but it looks like it could be a huge shopping center or maybe just a massive warehouse.What I want to know is how would I go about finding out what is being developed on this land before its completed?  

A Toyota Tacoma probably gets around 20 MPG.
