@Edith Lucero without knowing more about the property, it sounds like a solid deal from the surface.

 ive delt  with the lead inspection with several of my bosses homes          this one guy has done 8+ of our homes so far    hes very concerned about the kids if any that live in the homes, because they are the ones  in direct contact with the walls and are very touchy on the walls and surfaces where lead could be ..   

Then, look at any updates that might bring in MORE or HIGHER rents, such as kitchen, baths, fresh paint, clean floors (carpet or hard surfaces), ceiling fans, window AC units, etc.

I've personally brought clients of mine deals that have turned out way more ugly under the surface, but there was no way for either of us to know until we saw that inspection report.

My guy uses a commercial buffer(not a sander) to slightly rough up the surface. 

I'm a new investor just scratching the surface by renting out my wife's condo to a tenant on Jan 1.

From my research in the market I was expecting ~10% of the monthly rent and possibly a procurement fee, but that seems to really just be brushing the surface.
