My hesitation is that after accounting for all of the items you are supposed to account for when analyzing a deal, the CoC return on the down payment is pretty much negligible initially.

What are they supposed to do?

I suppose if the return is high enough I wouldn't mind using the broker.

As we got into what was supposed to be just a cosmetic rehab we uncovered several things that set me back by about 5 months and $40K.

I do not have concrete proof that all 30 investors in the group were scammed, but the private group’s name is “JBS—BS” and the link was only sent to supposed victims of the situation which is why I believe it to be true.By my count, there are 19 people (including me) in the group who have been actively messaging about negligence, mishandling of funds, fraud, and residual damages they are experiencing from Jeff.
