@Jim Butterfield the backyard was either maintained when they took the photos or they were photoshopped.

Once they list that property (Oh btw they will use photo shop to make the property look as clean as possible) buyers come to preview and they are totally turned off, local buyers agents know it's over priced do not take buyers to preview, if someone offers under the seller rejects or counters at the same overpriced number, days on the market starts to exceed, all the investors are totally rejected, then one buyer comes in at full asking price which is probably an FHA buyer, the appraisal is conducted, comes in under by $75k and the properties back on the market.

Among other things, I can communicate very effectively with a photo sent to me that I can sketch over or photo shop in order to either give an owner/contractor ideas for fixes/improvements or to provide an image useful for marketing what a place will look like after construction is complete.

Josh,I would "photo shop" that image of the ad to obscure the website and contact info - otherwise you're still running his ad!

in my experience, every time i've had a cash offer so far that wanted more than 2 weeks to close, i found out at some point later that it was not cash on hand, but borrowed money and their proof of funds document was fake/photoshopped!
