Just wanted to hear some of your thoughts on this:I am deliberating on my first rental property purchase.

I realize that there are no photos of the inside, but I've been to the property a few times and after much deliberation my contractor believes it would take a total of about 60K-80K to fix up.

They didn’t deliberately cause the leak.

Another one 1 is midway through a 203k rehab project on a 4plex that will turn into a BRRRR. 3rd is in the process of looking for a househack but after much deliberation realized that lifestyle is better than cashflow and wants to be outside of Worcester.

If tenants are deliberately taking advantage of landlords in this situation I would recommend showing no mercy on the eviction and/or civil suit if you want to go that far.

I am a licensed RE agent and I deliberately searched for properties that were well under "move in ready" so that I could establish instant sweat equity.

If you're not deliberately concealing it from the lender (which I would never recommend) then you may want to raise the question early in the process with your mortgage person to confirm that your credits aren't going to blow up your loan/deal.

Not to put too fine a point on it, WaMu was bankrupt prior to the sale of its remaining assets to JP Morgan Chase by the FDIC.
