There could be a state purchase tax (we have provincial property purchase tax in some provinces, but not others) or property taxes (if they were just paid by the seller, you will need to reimburse them for the remainder of the year, again depends how it works down there).

Honestly, your best bet is to reach out to a mortgage broker in the province you’ll be coming to and let them know what your plans are.

The only requirement I've seen in my province in Canada is that you need a line in the contract that reads "The tenancy created by this agreement is governed by the Residential Tenancies Act and if there is a conflict between this agreement and the Act, the Act prevails."
