Im not a realtor, but i do know of many investor friendly agents here.

I’m looking for some advice on a fix/flip property that I purchased with two friends almost two years ago.

But we were able to resolve conflict pretty well and still remain really good friends today.I would say if you're going to find a partner, you really want to find somebody that you get along really well and who also knows how to work hard and resolve conflict well.

Fortunately for me all my friends have already called dibs!

I heard about bigger pockets from a friend of mine that has successfully built and rented multiple properties in our area. 

Frequent hail storms pushing insurance rates up in that market. 

Traffic is horrible at peak our in certain areas and you will do well to look into that.Last i want to say that i have not really seen rents fall significantly in many markets, but in dubai i see it frequently.

The great thing about living in a high cost of living area is that your salary / wages are hopefully also very high.If you are a new college grad, I would focus the next 1-3 years on increasing your salary as much as possible(gain new skills, new certifications, change employers, etc).Once you make more money, you can easily get in a position to buy a property on a more frequent basis.Best of luck!
