DSCR - Portfolio vs Individual loans
20 March 2024 | 10 replies
If you work with a single lender for the refis, many will offer you discounts for multiples, so even though its not a portfolio per se, you can still save money on some closing costs by doing them all at once.Good luck on it though, would be happy to recommend if it would be helpful.

Each has its pros and cons depending on your specific goals, but if anyone is interested in knowing my point of view and what I think might happen in the medium and long term I’m happy to share it in private.https://www.lonelyplanet.com/articles/tulum-mexico-digital-nomadshttps://everythingplayadelcarmen.com/population-of-playa-del-carmen/https://www.airdna.co/https://www.lajornadamaya.mx/quintana-roo/177934/tulum-encabeza-preferencias-en-zonas-arqueologicashttps://realestatemarket.com.mx/mercado-inmobiliario/32231-vision-general-de-tulumhttp://sedetursys.qroo.gob.mx/ocupacion/ocupacion2018.phphttps://ftnnews.com/tours/42946-forwardkeys-top-travel-trends-of-2021https://www.estadisticas.inah.gob.mx/http://sedetursys.qroo.gob.mx/ocupacion/https://www.eleconomista.com.mx/estados/Quintana-Roo-registra-la-mayor-tasa-anual-de-crecimiento-poblacional-de-todo-el-pais-Censo-2020-20210127-0108.htmlhttps://londondailypost.com/top-travel-destinations-to-visit-in-2020/http://sedeturqroo.gob.mx/ARCHIVOS/COMO_VAMOS_ENERO_NOVIEMBRE_2019.pdfhttp://sedeturqroo.gob.mx/ARCHIVOS/Como-Vamos-202001-05.pdfhttps://qroo.gob.mx/sedetur/como-vamoshttps://mexiconewsdaily.com/news/cancun-airport-record-flight-numbers/https://www.forbes.com.mx/brand-voice/ad-turismo-wellness-un-viaje-al-interior/https://www.forbes.com.mx/ad-green-school-futuro-educacion-sustentable-zama-desarrollos/https://www.greenschool.org/http://www.datatur.sectur.gob.mx/SitePages/Visitantes%20por%20Nacionalidad.aspxhttps://www.reportur.com/mexico/2021/07/17/futuro-aeropuerto-tulum-podra-recibir-4-millones-pasajeros/https://www.elfinanciero.com.mx/empresas/2021/09/21/tren-maya-sale-re-caro-se-dispara-47-su-costo-y-suma-5-meses-de-retraso/#:~:text=Actualmente%20su%20costo%20es%20de,de%20pesos%20con%20IVA%20incluidohttps://en.wikipedia.org/wiki/Municipalities_of_Quintana_Roohttps://www.travelandleisure.com/trip-ideas/i-moved-to-tulum-during-the-pandemic

That kind of analysis just look at prices without taking into account the buying power of the local buyers, which makes it completely flawed.Short-term rentals haven't been banned per se.

A subscription based real estate model
17 March 2024 | 2 replies
It’s possible I did a poor job of explaining this, this isn’t really a service for investors per se’ in fact I would probably in an ideal enjoy doing this more for primary home buyers, this to me is an alternative to the 2.5% commission model, you cut out the most time consuming and often in my opinion least valuable part of the job which is showing people around and opening cabinets and seeing if they are soft close or not lol (I presume in this new world there will be more open house, more showings by listing agents, possibly more services that allow buyers to show themselves houses like the Redfin does on some of its listing) because of that plus the guarantee of getting at least something for your time allows you to theoretically charge much less while still providing the important parts of the job, like you should consider this area, let’s go over this home inspection repost, here’s how we should craft an offer etc, even spending time explaining rent vs buy calculation and personal finance etc, plus the being able to be paid regardless of your advice, I’ve had countless clients who has just a myriad of bad ideas I’ve talked out of, but of course you don’t get paid for that in this commission structure.

How to find seller financed homes for sale
17 March 2024 | 24 replies
Either way you're not really looking for a seller financing deal per se as many home owners have no clue what that is and will rarely market for it (some will tho and the ad will say "seller will carry the loan, etc."

That isn't to say that solo professionals such as myself are bad per se, just that depending on who you go with, you might eventually see some limitations if they don't grow with you after several years if you keep expanding and getting more complex yourself.

Is it common for PMs to charge a tenant placement fee?
16 March 2024 | 36 replies
G'Day Amirra,Yep, pretty standard is 1 months rent.A new twist to traditional property management fee's that I like and that we implemented is a flat monthly fee (Like an insurance policy per se) and that covers no tenant placement fee, no maintenance up-charge, no lease renewal fee, no eviction up charge.Makes the fee structure "cleaner" and easier to understand as PM's usually have a lot of hidden junk fee's, etc...Thanks and much success
