@Alex Locklear I never, NEVER do a line-item bidding with painters, EVER.

They want to pay me $670 in a neighborhood where I have a line of people willing to pay me $825 and in another area $1050 where I get $1295.

It was mentioned to me with my past experience and after 2 or 3 successful deals with them that they have another product that they will consider moving me to, from what I understand its basically a line of credit that should cover 2 or 3 projects at a time but we will see.

You can get a bank statement loan with higher interest, owner finance, sub 2, or use a line of credit.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

Property management (pm) should be a line-item in the rental investing scenario, not a ways to cashflow or break-even .

I like @Christopher Phillips idea- surely a local bank would extend a line of credit to you based on the equity.

Talk to a commercial lender and obtain a line of credit.

I have a line of $375K (compare to OH's $44K).
