I'll share our first "true" flip and how that rolled into an incredible Brrr and then rocketed our investing business. 

Most sellers are not going to be handing out their leases and rent rolls and tax returns to every Joe that knocks on their door looking to buy.

I agree with all the advice given here, never ceases to amaze me the good information on these forums. 

I was rolling, with two more hot leads within sight.

That being said $8700 rolled into my next property would go a long way.  

To grow you must at some point in time take your profits and roll them into something bigger and better.

When I finish filling the last property I will be bumping close to 10k profit a month from them. ( after I pay off some credit card debt I used for my business) Since I have rolled most of my profit back into the business and doing rehabs etc I don’t have strong tax returns.

I just secured a loan, rolled 4 small mortgages into one, reduced monthly outlay $2800/month, and now have three more properties free and clear to leverage if a deal presents itself.
