You should have contacted the electric company to stop service as of the move in date, and advise the tenant to apply immediately or live in the dark (assuming local law allows LL to do so).

Not only that, but they know exactly what we do in all our houses (from the paint colors we use to the finishes), so even if we didn't have someone managing them (and some days we don't because we're so busy), I'm confident they'll get the job done on-schedule and on-budget without any issues.

As far as your particular scenario and investment please provide more color like down payment, appraised value, type of property, how long you plan to hold it, your credit score, your experience etc….this type of info is necessary to give you a good idea as to what would make the most sense in your scenario.

These are often dark buildings.My structure is ( Goal under 1 year to stabilize and 3 years to exit )7% pref to investors once tenant in and paying money.
