And I just re read it and noticed you have to have a rental license, what's that entail, I've never even heard of that but I'm new to the game too.

My poor attempt to solicit advice from practicing PMs based on their personal experience, as @Marcia Maynard explained, was 1) wasn't placed in the best forum and, 2) as I reread it, could have been stated more directly and clearly.
