Since then, I've had the dry walls removed and left heaters/dehumidifiers running around the clock absorbing every bit of moisture.

It is likely caused by condensation resulting in moisture.

It would be a good idea to have an architect review the mold condition and see to what extent the damage is and where the moisture penetration is coming from.

Sounds like it happened due to moisture and not proper gutter drainage.

Mold is an indication of moisture and if you don't figure out where that's coming from and correct it then the mold will be an ongoing problem.  

The moisture meter was off the scale in this area and the ammonia odor made your eyes water.   

For moisture... bring with you a moisture meter.

It's not that difficult to penetrate a trust however a bit of strategy is required.

I did notice the windows in the guest house have broken seals (dual pane w/ moisture inside) - did not notice this on the main house.
