I'd send the tenant a written notice (email is fine) that clogged drains will be on them if caused by objects dropped in the drain.

So when we had a re inspection done, it turned out they only did half the repairs and the ones they did were “temporary.”

The vast majority of escrow/title companies still use email to send/request documents e.g. disclosures, wire instructions, etc.

I've gotten a tremendous amount of email and private messages with the kindest of words, and I sincerely appreciate it.Unfortunately, there's been so many emails and messages that I haven't had the ability to respond to everyone, despite my best attempts. 

In general smaller towns could be a bit riskier for an MTR as a there are not as many employers for temporary workers but sounds like your are has a some solid demand with the University and Hospitals and not too much competition!
