But then I see charts like this for retail metro-wide and I scratch my head..... and then I read that Vulcan Video, Magnolia Cafe on Lake Austin Blvd and Threadgills is closing shop permanently which sucks.

@Ryan Corcoran I am a direct multifamily lender for Fannie Mae and Freddie Mac and I agree with @Eric Johnson that if you are planning to do substantial renovations and increase value by 30%+ you might want to get a bridge loan (short-term, higher interest, higher LTV) and then refinance into a "permanent" loan once lenders are putting capital out more freely.

Moreover, you cannot rehab, sell, or rent the property until the person (life state occupant) leaves the property permanently or dies.
