Hi, I am not a permanent resident of the USA, yet I would like to be a real estate agent in USA in the near future.

The President of the Board is not fulfilling his duties, yet he is a majority owner of the building and is the permanent President of the Board.

But then I see charts like this for retail metro-wide and I scratch my head..... and then I read that Vulcan Video, Magnolia Cafe on Lake Austin Blvd and Threadgills is closing shop permanently which sucks.

@Ryan Corcoran I am a direct multifamily lender for Fannie Mae and Freddie Mac and I agree with @Eric Johnson that if you are planning to do substantial renovations and increase value by 30%+ you might want to get a bridge loan (short-term, higher interest, higher LTV) and then refinance into a "permanent" loan once lenders are putting capital out more freely. 

I can easily see a permanent loss of many of the jobs and benefits will not last indefinitely.

It seems to be very difficult to find deals this cheap where I live for single or multi-family, but there are several permanent mobile homes that fit this criteria.

Moreover, you cannot rehab, sell, or rent the property until the person (life state occupant) leaves the property permanently or dies. 

I had a motivated seller call one of my bandit signs in Morehead City, NC and had requested for me to look at his property, a 2001 manufactured home on a permanent foundation on its own parcel of land in Smyrna, NC, owned free and clear.

Any thoughts or feedback will be appreciated, without a doubt, real estate market has and will continue to be impacted, but do you feel the commercial real estate market has taken a nose dive or a starting a downswing cycle, will this be damage be temporary or permanent?

Just yesterday, I had trouble opening an Ally online savings account because they required me to have citizenship / permanent residence.
