BRRRR with mobile homes

Looking to BRRRR properties around 40K-50K, all-in around 80K with rehab and closing costs, and ARV 110K-120K. It seems to be very difficult to find deals this cheap where I live for single or multi-family, but there are several permanent mobile homes that fit this criteria. Is BRRRRing mobile homes completely pointless or could there be something there? Also, any recommendations for other market areas with deals that fit my desired criteria? Thanks
