I also want actual names on the agreement of ppl who will live there and will be responsible for the rental.I know they can tell me to kick rocks and not give me ish' but they seem really motivated to sell so what else can I ask for to vet the current tenants, get more information on them or something to make this a little more secure for me?

Buyer demand is high in our market so this is probably only realistic if your seller is fairly motivated to get rid of the property. 

In states that do not require a licensee obtaining a real estate license isn't necessary to becoming a successful wholesaler.When it comes to getting a property under contract, motivated sellers want to know that you have the ability to get the deal closed, are credible and have a good reputation.Best,Johnetta

I did something very similar and my fiance lives with me, the motivation was that the PITI was about the same as I would be paying in rent, so it seemed like an obvious choice.

Can you take info that you read or watch on video and take action on it without any outside motivation or do you need some hand-holding to help you learn the transaction (learn by doing - kinesthetic learning)There are more considerations to take into account but for the sake of my limited time; I'm happy to connect with you on the phone to discuss further. 

I just moved back to Memphis and a motivated seller just fell into my lap.  

A website and stuff should not be a primary concern, getting your information to motivated sellers should be.

This is my main motivation to move markets.

We are both extremely motivated by profit at that point so I feel like we have a common incentive to maximize that margin.
