Some municipalities deem it illegal to NOT accept a voucher, but it wouldn't violate any laws to give preference to voucher holders.

But if he does not redeem and you hope to eventually foreclose on the property, you must keep the taxes current or a subsequent purchaser of liens can foreclose you out or you would have to pay subsequent lien holders principle and interest when you foreclose.

Remember too most of these guys need issues to justify the process- I left a towel holder down once in an apartment and he obviously found it but also had to write it up than give me 2 minutes with a screw driver to put it back on.Best of luck-you will be fine.

The best way to handle such a desire is to have your intermediary actually take title to the new property as an Exchange Accommodating Title Holder and then complete the improvements before you actually take title.
