So we bought a 100 yr old SFH with an attached ADU in a flood zone back in Oct 27th 2021, fast forward Nov 15th 2021 it floods with 36 inches throughout 1800sqft.

Under 75. yes i corrected the 4% statement above already its a sliding scale as I read.. rates had to start to inch up will be interesting to see how it all works with STR maybe rates go higher or owners yields come down with LTR maybe rents go up.. or they dont and investors will want to pay less for the same cash flow ??

The pipe is a bout 1.5 inches in diameter . it might not look like its a size of a dime from the bottom nut if you go from the top i could tell that the damage has made it through the ceiling.Ive spoken to a couple people and they said its probably from the rubber surrounding the vent pipe.

All buildings should be built on a grade this aids in the draining of the parcel to keep water from getting in a structure however as the building settles the HAG and LAG may be close to each other although there always seems to be a LAG on all the EC's I review even if it is an inch difference.
