@David Dachtera thanks for your reply.Our preliminary due diligence shows us there's a slightly lower vacancy in the immediate area we're considering.The Self Storage Advisors also did an initial 50,000 foot review and indicated the location does look attractive and should warrant a complete study.I previously sent a PM to Scott and would love to hear his thoughts.

If a broker does things that are underhanded and shady - even if not technically illegal - the states that I know of have ethics proceedings that can get the person barred from working in the industry, fined, or even sent to jail if the actions were serious enough to warrant a criminal investigation.

So if you are still with me after that long post...thanks, hopefully, my questions make sense.Cliff Notes:1) If flipping 3-5 houses a year consecutively warrants starting an LLC or S-Corp that would help me benefit in the financing and tax department.2) What type of insurance would be needed for 3-5 flips in a year and who carries said insurance?

Not super expensive and well worth the money (we do this on all our projects), might not be economically feasible for all projects but something to keep in mind if the project warrants it.

I think that only the Lead Paint warrants separate addendum, which would be a release.Para:A - no problem (NP), remains on the market until contract is ratifiedB - NP, lays out dollars and datesC - NP, though oddly worded, the concept should have been applied to the entire contract vs just AD - NP, buyer cannot assign, forfeits depositE - NP, ...AS IS, buyer beware...F - I'd strike all of this and refer to the contract itself for performance dates and remedies.G - I hate "without limitation" language.

Condo-Hotels aren't a warrantable condo, so if you were to buy it, and borrow money for the purchase, it would have to be a portfolio loan with a higher downpayment.
