I've seen Indianapolis many many times on the internet/ posts as a great area for first time investors so I decided to just focus hard on this area.

Lastly, don't rely on us internet experts.  

The SalesQL app not only searches LinkedIn for email addresses and contact information, but actually searches company websites, and any information available on the internet.

NOT to mention those that do sub too  and I have done over 100 of them personally as a buyer.. its a business niche its rare for a one off investor to be able to find these deals and execute on it makes for great internet fodder though.. 

My second question pertains to these fluffed up gurus that are scattered all over the internet.

Any equipment I can keep locked up in the laundry room with power and internet access.

Lots of conflicting info on the internet so don't know what to believe . 

I'm not so sure about WA, but being a high cost coastal state I would wager they're none too friendly.Generally if you google around you can find guides as to what that all means, as well as how to determine if a particular state or market is good for investment.

Less expenses: Loan repayment, other fixed codts (utilities, amenities, cable, Internet), cleaning company costs and if employed property management services.

I have found many fair use vs copyright infringement articles on the internet, but I’m looking for some real world experience.
