Wholesaling, gurus, “third word”

Hi everybody, brand new here and to real estate altogether. I have a few questions and I’m going to try to consolidate them into one post.

My first question pertains to wholesaling. This is my “get rich quick scheme” if you will to break into real estate, since my available capital is very limited. I've been doing a lot of research and reading archived posts here. What are the pros and cons to double close versus contract assigning/flipping? Also, can anybody give their thoughts on transactional lending? I found a post from five years ago but I’d like some more recent options. I live in Massachusetts if anyone can pitch in on the legality of wholesaling. From what I’ve been able to gather, contract assigning is fine, not sure on the double closing.

My second question pertains to these fluffed up gurus that are scattered all over the internet. I feel like I’ve gotten pretty good at seeing through their ********, but there is one that seems halfway legit and that’s “The Kingdom” real estate group. Anybody heard of them and could provide an opinion?
