I was rereading Brandon Turner's book on How to Invest in Rental Properties and stumbled upon this concept.I currently just use a personal account for my funds, but realize it could be beneficial to have a business account to separate my personal and business funds. 

the main stumbling block for leverage in the retirement account is that the debt CANNOT be recourse it has to be specifically non recourse so lenders are not as plentiful and the rates can be at least double current rates if not higher. 

Time to become "street-smarts" and get the real-life experience going.Beginning of the lockdown back in March, I had so much time to think and ponder and stumbled upon this business.

Live in Columbus GA and have stumbled into a interesting deal. 1300sqft home 3/2 $15,000asking (house is vacant, dilapidated, broken windows, stolen copper etc..

The "good" markets and properties of opportunity exist, that is not the issue, the issue most are having is it now has a difficulty factor where it takes an expert to be awash in good deals vs previous time where you could all but stumble into good deals everywhere.
