out of state rentals

Hey BP community, I'm from Manhattan NYC and I'm looking to make the leap onto a rental property (second property). I've been doing some research on out of state rentals. i have these ideas that i think are great but one thing is to think and the other is actually doing it. Im looking for MF and above and would love to hear other people point of views. For example is this a good deal *519 1st Ave SW, Chisholm, MN 55719* (zillow). also  3506 Hazelwood Ave, Cincinnati, OH 45211 its pending now but i think cash flow should be positive in these. some wisdom would be nice thanks.
