Multi-Family Property With 7.8% CAP

Hey guys! I recently stumbled across quite the property in my area. It is a multi family apartment complex in small town New York. I desperately want to get involved on the property but have nothing near the funding needed. I have a copy of the rent roll and property overview. Listed with a 7.8% CAP at $1.4M and has been on the market for over two months. Does ANYONE have any ideas on how I can mobilize on this? I know it's a big reach but any advice or resource will help. Thank you!

First figure out if it's a deal or not. As @Steve Morris said, broker math tends to be fairly...generous. You need to do the analysis for yourself.

Next, work on finding the money for this type of deal. Even if this isn't the one, build the foundation so you can close on the next one.
