Everyone should really know their state/local laws before developing an occupancy limit because some areas are starting to push for "communal" housing wherein a large group of people share a home  and act like a family by sharing chores, meals, common space, etc.

Getting out there and being in "the mix" will push deals in to your lap. 

Lenders seem to push the points hard, leading me to believe they get paid more if you go that route.As far as your interest rate, that seems really high.

To be successful at the technique you have to be pretty shrewed and willing to push the Caveat Emptor factor on your buyers, or you have to be very, very, very good at finding REAL legit good deals (this is not super common). 

Escape clause is as easy as finding something unexpected that pushes the rehab budget too far.

It was a consideration but this bank seems to be pushing their product and I have had a lot of good feedback from others in Duluth who have used it. 

If you don’t account for this upfront and a washing machine goes up, then the roof needs redone in 4 years, or the garage door needs replaced- that will eat into any cash flow you have built up for x amount of months.

If the deal still works even with you paying for the damage, that may be something to consider as well, but I'd definitely push for a price reduction nonetheless.
