I ran the figures past Bigger Pockets, but haven't received a response yet.I think I got the response because I used a Professional Letter I created emphasizing the benefits rather than the features ... thanks to a BP article on direct mail.

@Justin Windham In Michigan I think there is only 8 and with cell phones they all say local.I really want to emphasize the three major markets but not sure if I want three websites targeting each so am going to just hit the entire state as majority of population is in those three markets.

When I did cash for keys last year, we really emphasized to them how an eviction really hurts them and getting a rental, and offered not to file as long as they cleaned it out and signed a lease termination.

@Aubrey P.I want to emphasize the critical part in @Ashish Acharya and @Lance Lvovsky answers and make sure you understand how important it is: the step-up basis.Say the parents spent $500k buying these properties at some point in the past, and today these properties are worth $1.5 mil.
