I think the economies of scale of multi family and not having a single vacancy or repair eat up all profits in a year are very good reasons to go with larger multi family units.

Aside from that Austin has quite the diversity, Hill  country, water activities, lots of outdoor folks (running, cycling, swimming, rowing, fishing) and it has areas to even cater the cosmopolitan people looking for swanky places to eat

You are correct, and you do need to take action.Be sure you do not let doubt or fear cloud your mind disguised as "too much research".There are plenty of things you can and absolutely should do immediately that doesn't require any research.Get a website right NOWGet a logo right NOWGet your social media accounts right NOWWork your website, work your credibility...Doing so has given me the opportunity to eat crablegs when ever I want!

Specifically, for the strategy I used, I did have to have quite a bit of money saved up ($90k) and that was from yrs of saving before, during and after the military.Before I even knew about house hacking and 4plexs and the VA home loan I was building my credit just because and just saving nearly my whole paycheck while I was living in the barracks, eating the food in the DFAC (Chow hall), no expensive toys and even after my contract ended I moved back home and lived with my dad for free and continued saving nearly my whole paycheck while I was working for AZ DOC as a Corrections Officer. basically, just keeping my expenses as low as possible and stacking cash away so I could take advantage of opportunities.So, it would behoove you to do the same and keep your expenses low, don't go into debt buying an expensive doodad like a $40k car, and a bunch of bad debt, and take advantage of one of the greatest loan products on the market!!

You can either adjust the selling price to cover putting her up for a few months or just eat the cost if you know that you are still going to make a good deal off of the transaction.
