Hey Jacob - There is a moratorium from the state on municipalities passing new laws or amending old laws regarding rental durations.

Yes, you would have to put the tenants up in a hotel for the duration of the work (likely 2-3 days if they don't have another place to stay). 

They used corporate leases at apartment complexes for longer term situations, where the duration was more predictable.  

@Matthew McGoldrick As others already mentioned, a lot depends how you define "passive investment".Additional factors to consider:1) how much time you want to spend on it2) whether you're an accredited investor 3) what are the tax consequences of a passive investment and how they impact your personal case4) pro's and con's of each 5) the duration

I've put my EXORBITANT RATE sheet together for 24 hour loans up to 30 days in duration.

Carry back preferred for a short duration of 3 years maybe 5 tops to get financing dialed in for refi. 

Of course, there is a chance that they'll move the 60 or 80 cans to the car and move back as soon as the inspection is done, so I am asking them to provide confirmation that they are not and will not store flammable substances for the duration of the current lease.
