Tax deeds convey title to the purchaser free of all prior encumbrances (mortgage liens, judgment creditors, etc.) of any kind EXCEPT liens specified by Revenue and Taxation Code Section 3712, Lis Pendens actions and any Federal Internal Revenue Service (IRS) liens that are not discharged by the sale, even though the Tax Collector has provided proper notice to the Internal Revenue Service before that date.

I already lived here  1 ½ year while doing my Master Degree in International Business 5 years ago. 

Don't use bums or criminals just to save a few bucks... they will hurt you in the long run.

I grew my client base from 0 active clients to ~90 within the last 5 months.. from California, to New York, to Florida, and even had a few international clients in the UK and Dubai. 

Give me $3.5 Million, earning ZERO PERCENT, and I can live very comfortably in Hawaii, eating out at nice restaurants, taking 3-4 international vacations PER YEAR for $100k per year.

Ok, so maybe (maybe) we get away with the regulators breathing down our necks, we are subject to internal/external auditors reviewing the violation of our policies and procedures for disclosing information about a loan to a person not on the loan.

I now suspect that Sherman Bridge has serious internal issues as well and the good people, the reliable, service oriented, ethical and "get things done" people flee this company.

Please feel free to elaborate since I could see it being useful in breaking into more international investments.  

Be diligent and check their rental references, credit report, eviction and criminal reports and I like to suggest setting higher than normal standards.
