Generally this issue, paired with a non-responsive HOA (which is why the paperwork typically lapses to begin with) is a deal killer.Edit: Because I know a lot of fellow veterans read my posts - this is identical with VA, except that there are so few VA buyers in many markets that it's actually normal for many HOAs not to bother with it.

I've talked to many men who wish they had this tool set, most people respond better to positive reinforcement where as negative reinforcement can usually be paired with a decrease in performance.

I find 5 adults to be suspicious, as well - sure, snowbirds come to the area, but they can find better deals than $6400/mo, and I would assume they typically come in pairs or alone.
