hah I just analyze a lot of deals, and have made so many mistakes when analyzing that I've learned what not to do :) it's really just like anything- practice makes you better! 

I put in an offer a little over asking, my agent got the HUD bid confirmation and what not, but, I have not heard back from HUD.

And different variables to deal with as far as vacancy issues and what not with doubles, but risks are risks and will be there no matter what type of property you buy.  

Yes, I'd have loved hardwood flooring, but condo association rules & what not for upper floor units required carpeting. 

Better knowledge about certain areas, where others are buying and why, as well as the fun of witnessing all the situations of "what not to do" in real estate and learning how to come up with creative solutions to fix it, all on someone else’s dime. 

@Sarah Wagner PG&E is if you want them to keep track of all the billing and whatnot I'm assuming which if it only costs $1500 may be worth it, the options I was referring to are if you or a PM is going to keep track and bill the tenant accordingly.

What note do you buy without another to hedge potential losses, or do you even know?

High level - 1) Having a clean book and 2) having the right mentality what to expense and what not to is very important.  

Jay Hinrichs , Honestly, I have no idea what Notes are.... forgive me but my financial education is very poor, only recently I started learning about RI investment.

We even removed garbage disposal after many tenants didn't know what to and what not to put in it causing freuent jams.
