I believe I can ask for higher rent and deposit, but wondering if the risks are worth the added income.I'm reaching out to my insurance carrier to understand if my coverage needs to change. 

The longer the time, the more you should agree on an appraisal (2 if someone is not happy with the results of the 1)  For the 1 year, we agreed to a certain price up front.Get a non-refundable deposit to be applied to purchase if they do purcahse. 

I deposit it in that account, but sometimes there's issues with getting lost in the mail etc, so I am looking to streamline that process while still being able to get the payment in the LLC account.

On the flip side, students can sometimes cause more damage than your average renter, so make sure you're asking for a deposit that will cover you if they destroy the place and always make sure you require renters insurance.

Have you all heard of sellers asking for escrow money prior to showing a multifamily property?

If there was a lot more of a deposit on the line I would say I would be more concerned. 

I have the deposit that the county is asking for the deposit of my bid but I still need to come up with the rest.

@John MoranReal estate can't be directly deposited into a self-directed IRA unless it is transferred from another IRA or 401k plan, for example. 

And I also have a owner portal that I can see when they pay the rent, but I can't see any deposits made, is this right?
