Renting in a College Town

Hello everyone,

I have found a property that after running the numbers works out well, but it is in a college town. I was wondering what advice you would have if I went through with this deal on a rental for college students. What are the ups and downs? I know there may be a higher vacancy expectation due to summer months, but as far as I know most rentals in the area for college students start their leases in June and end in May the following year.
