Renting to in-home daycare provider

I own a SFR in Santa Rosa, CA. Presently looking for new tenants. I have a qualified application from a women who intends to live there and run a daycare business out of the home. Does anyone have any experience renting to a daycare provider? Would you do this again? What are the problems I should expect, etc? I believe I can ask for higher rent and deposit, but wondering if the risks are worth the added income.

I'm reaching out to my insurance carrier to understand if my coverage needs to change.
