Agree with above.The pros are that a large portion of the rent is virtually guaranteed, that you have another party to try to work out tenant issues with, and that the tenant is a little less likely to leave since their voucher limits their housing options.The cons are the hoops to jump through to get your property inspected, it can make bookkeeping a little more complicated with a property manager, and generally lower quality tenants.We don't actively look for or shy away from Section 8.

These are both Section 8 tenants, but the lower unit had a 2 bed voucher.

Are the tenants on voucher programs, if so get all that information to call so payments can be switched to you or your PM.

Once your rehab is done and you want a voucher candidate, expect to wait another 6-8 weeks to get you in the system and inspections.Now if you want a conservative 10% net return, you'll be buying in a nicer area, most likely market tenant, house will be in good shape, taxes will be very high, but you will have very few headaches, and maybe a chance at appreciation if your in the right spot.

I personally have either rented houses and apartments in low income areas preferably to Sec.8 voucher tenants or owner financed them with Contracts for Deeds (the tenant/buyer has more interest at heart, since he is more of an homeowner than a tenant.)Yes, you could put a blind ad like what you stated to see what kind of feedback you get first.Good luck!
