CMHA (section 8) tenants

Hey Everyone! Can you share any thoughts in investing in CMHA properties in the Columbus area? To my understanding it can really make or break it by having a good property manager but can you please share some insight on anything else I should be concerned about? I know one one of the main ones for me is potentially not being able to raise rents easily. Any help is appreciated

I like CMHA in Columbus, but you do need a good property manager with a team that can deal with them. It's a lot of paperwork and CMHA sometimes changes the rules/steps to get approved. Once you do, it's nice to have guaranteed rent coming in.
