Being close to a gas station is a major plus; however, many general stores are starting to offer more customized experiences and products that customers can't get via Amazon.

Example, in the last year I did a gut rehab of a gas station, bakery, 4 unit, 2 flat conversion and a couple of single family residences.  

If I always listened to everyone telling me I can't do something I would still be living at home and working at the gas station.

As long as you give proper (usually 24 hours) notice to the tenant this isn’t an issue  And then what do you do when the tenant calls you up and says Caleb my Play Station is missing. 

Enviro1 $1500-2000, if this is in a residential area away from gas station or industrial I would trust an old report not over 10-15 years if you want to cheap out..

They just tested 1180 Raymond which is a large scale mixed use project we worked on over a decade ago (couple hundred units) in the FD section of Newark near Penn Station and yep they found lead in their water.
