Our client's rental incomes continue to increase in buying power, even considering inflation.Rent growth in 2021 (for our target segment) was 18%.

So unless there are additional steps by the government to help the cash outs and non-owner occupied's, it will continue to be a tough slow slog getting stability back to that market segment, so the pricing will be tough in that segment for some time to come. 

I included average rents, median rents, average days on market, and number of units leased in each segment.

It is even worse among certain segments of the population.

It will affect a segment of the market but but not all.

I agree with others that the land will still hold value and I don’t see the electric car thing affecting this segment very much.

Going forward, we will continue to see large groups of independent agents branding themselves to a niche segment of the market or a specific type of relocation.

Unfortunately, it is too long to present the entire story in this Economic Update, so I will break it up into seven weekly segments.

And there's a lot more volume in the 3-4 unit space than in other segments (so many more opportunities to close deals and earn money, rather than relying on landing a whale once or twice a year).Furthermore, experience in small multifamily could obviously lead to an opportunity to operate in the medium to large multifamily space, where the analysis is much the same, but the numbers are much bigger. 

Where you invest is not something I can really help with since I am only in sub segment of Saint Louis.
