It's a common mistake for novices to wait until a problem exists before learning how to deal with it.

It's a good reminder to any novice landlord that Seattle is a severe danger zone, even for a seasoned investor, more so for a beginner.

However- so many novices think that they know more about the process than their agent.

Not sure about your market but if it were me with $300k, I'd be looking for 10ish unit class b deals around the $1M mark in about a 3h radius.absolutely don't listen to me--i only own my own house right now and am absolutely a novice at this.

Honestly- the easiest way for a novice to do this in Idaho is to find an investment friendly realtor who will write it up for you for a flat fee and run it through an experienced title officer.

The common novice panic is "OMG, interest rates going up, so, so, so, what if they SHOOT up, what if we see 8%, 12%, 14%!!!!
