The thinking being that the hassle isn't worth the benefit, especially with the potential in MA for treble damages if the tiniest thing goes wrong.Isn't the purpose of a deposit to secure against damage to the property and in most states you can also take the deposit to fulfill unpaid rent.

The sellers can't fulfill their side of the contract so you can either pull out without losing your escrow funds or you can work with them on another addendum.

in some markets wholesaling is a total dead end.. you would probably be much better served to get your real estate license.. the MLS has thousands of motivated sellers on it.. and if you have motivated buyers.. you marry the two and make your commission... much much easier and fulfilling and profitable and something you can do for a lifetime and if your any good at it ( which many are not to be fair)  then it can be quite rewarding financially to down right big money business.

For fulfillment you can do it yourself to save money if you're broke, but ultimately if you want better response rates and focusing your time on value-add, then you'll want to outsource fulfillment to a shop that has economies of scale and can offer you great rates.
