Trouble Wholesaling Los Angeles County

I'm going to be honest here. I'm a newbie in real estate and I've always wanted to work in the industry. I've spent an obscene amount of money on marketing and courses. My entire summer has been dedicated to marketing, attending seminars, and REIA meetings. I have never thought in a million years that wholesaling would be easy. However, it's hard putting 40-50 hours a week (mailing and skiptracing) on something that isn't paying off. I use a site called realeflow to find leads. But I want to exercise different methods. If anyone is a wholesaler in the Los Angeles County tell me what you did in order to get motivated sellers to call you? My problem is that I have a long list of buyers who want to buy property thanks to my direct mail. Yet, I've only received tire kicker phone calls. It's incredibly frustrating and I want to fix whatever I'm doing wrong.

@Emma S. in some markets wholesaling is a total dead end.. you would probably be much better served to get your real estate license.. the MLS has thousands of motivated sellers on it.. and if you have motivated buyers.. you marry the two and make your commission... much much easier and fulfilling and profitable and something you can do for a lifetime and if your any good at it ( which many are not to be fair) then it can be quite rewarding financially to down right big money business.

Wholesaling works better in areas were there are huge amounts of surplus homes and dead and dying areas were the real estate community does not want to work and sellers are just happy someone is interested in working with them.. that's not the case in most west coast areas.. not that it cant be done.

the wholesalers I know in these markets spend 100 to 300k or more  a year in marketing and they also close on much of what they wholesale.. different ball game here than in the mid west rust belt cities.
